Grading, Sod & Seeding done right
Grading is the work that makes everything else on a property behave. Water has to leave the foundation, cross the yard without pooling, and exit at a point that is not your neighbor's basement. When it does not, you get a wet crawl space, a soggy stripe of lawn that never grows, a patio that becomes the low spot, and mulch that washes into the driveway every storm. We shoot the grade, establish positive fall away from the house, cut swales where water needs a defined path, and bring in screened topsoil where the yard has been stripped or settled.
Once the grade is right, the lawn goes in one of two ways. Sod is instant — a finished lawn the day it is laid, immediately erosion-resistant, and the right answer for slopes, front yards, and anywhere you cannot afford to wait through a germination window. Seed costs meaningfully less, gives you a wider choice of grass types for sun and shade, and works well for large areas and for repair patches, but it needs the right season and consistent watering to take. We tell you which one your project and your timeline actually call for.
A lot of this work is repair after construction. Fence installation, patio excavation, drainage trenching and utility work all leave scars, and we finish our own projects by raking out the spoils, restoring the grade, and seeding or sodding the disturbed strip. We also take grading and lawn-repair jobs behind other contractors, including new-construction lots where the builder left compacted subsoil under a thin skim of topsoil that nothing will grow in.

- Sod or seed?
- Sod for instant results, slopes and erosion control. Seed for larger areas and tighter budgets, when you can wait for germination and water consistently.
- When should I seed a lawn in Central PA?
- Late summer into early fall is the strongest window, with spring as the second choice. Summer seeding rarely survives without heavy irrigation.
- Can grading fix a wet basement?
- Often it is a major part of the fix, because a negative grade against the foundation sends water straight down the wall. Sometimes grading has to be paired with drainage work.
- Do you repair the lawn after installing a fence?
- Yes. Restoring the disturbed strip is part of finishing our own installations.
